How applicants are selected
KeyMoment presents referenced applicants to the landlord, who makes the final decision. Selection is based on affordability and referencing evidence only. The same criteria are applied identically to every applicant, and every decision is recorded with the reason for it.
The criteria we apply
- Affordability, evidenced against the advertised rent, taking into account all sources of income including benefits.
- Referencing outcome from our referencing provider.
- Right to Rent evidence.
- Previous tenancy conduct where a reference is available.
- Suitability of the property for the stated number of occupants.
No other factor is taken into account. We do not invite or accept offers above the advertised rent, and we do not run best-offer or bidding processes.
Discrimination
KeyMoment does not discriminate against applicants who are in receipt of benefits or who have children. We do not accept instructions to exclude applicants on either basis. Since 1 May 2026 this is prohibited by the Renters' Rights Act 2025 for landlords and letting agents alike. Landlords remain free to choose the most suitable applicant on the affordability and referencing criteria above.
Pets
A request to keep a pet is considered individually on its own facts. Requests are not refused as a matter of policy, and a decision is given within 28 days of the request being made.
Record keeping
Every viewing request, application and decision is recorded with a date and a reason.
