Practical, one off support for self managing landlords across the North East. Our £500 Tenant Find remains our main service. Everything on this page is optional, priced clearly, and confirmed in writing before any work begins.
All fees on this page are payable by landlords. We do not charge tenants or applicants for any of these services, and no VAT is currently charged. Standard prices apply within our agreed local coverage area.
Inventory and condition report
£110 unfurnished, up to two bedrooms · £130 three bedrooms
One inspection, a written room by room condition record and dated photographs.
- Furnished or larger properties are quoted individually.
Check in appointment
£60, up to 45 minutes
We review an existing inventory with the incoming tenant and record meter readings and keys.
- Does not include creating an inventory.
- Handover tasks already included in an agreed Tenant Find instruction are not charged again.

£85, up to two bedrooms, one visit
We compare the departure condition with a usable original inventory and record observations and photographs.
- An original inventory is required for a meaningful comparison. Without one we can offer a separately agreed departure condition record, which is not proof of changes.
- We do not make deposit deduction decisions, negotiate, or represent you in a dispute.
- Larger properties are quoted individually.
Property condition visit
£60, up to 45 minutes
An agreed visual inspection with photographs and written observations.
- This is not a survey and not a technical or safety certification.
Vacant property visit
£45, up to 30 minutes
Agreed visual checks and a photo update while the property is empty.
- This is not ongoing management, security monitoring, or a guarantee of meeting insurer conditions.
Standalone referencing coordination
£60 per adult tenant or guarantor
One standard reference report and a summary for each adult tenant or guarantor.
- You retain final approval of the applicant.
- We do not guarantee acceptance, rent, or tenant conduct.
- Referencing under our £500 Tenant Find service is already included and is not charged again.
Tenancy setup where you have found the applicant
£250
Standard referencing for up to two adult tenants and the agreed tenancy paperwork.
- No property marketing or viewings are included.
- Additional adult tenants or guarantors are quoted and agreed first.
- Right to Rent responsibilities are confirmed in writing before work begins.
Photography, floor plans and specialist appointments
Quote only
Professional photography, floor plans, and arranging specialist EPC, gas or electrical appointments.
- Specialist certificates are carried out by suitably qualified independent providers. Third party charges are included in the written quote where applicable.

Before booking
- We confirm the property address, the service, access arrangements, the condition of the property, travel and the scope of work in writing before anything is booked.
- The standard prices on this page apply within our agreed local coverage. Any travel outside it, extra visits or other additional work is quoted and agreed before booking. No surprise charges.
- Where services overlap, we can agree a combined scope and price so you never pay twice for duplicated work.
What we do not do
- We do not receive or hold client money, rent or deposits, and we do not arrange deposit protection.
- We do not provide maintenance management, full property management, HMO management or sales services.
- You retain your ongoing responsibilities as a landlord at all times.
