No ongoing management commitment
Tenant Find ends at tenancy start and the property hands back to you. No notice period and no renewal fee.
The 30 day promise
If we have not produced a referenced applicant within 30 days of your property going live, the first £250 is refunded in full, or carried forward to a future instruction if you prefer. Your choice.

Our fee is the same whatever the rent. Most agents in the North East charge around one month's rent for Tenant Find.
Fee terms

- £250 payable on instruction, £250 payable when the tenancy is signed.
- If we have not produced a referenced applicant within 30 days of your property going live, the first £250 is refunded in full, or carried forward to a future instruction if you prefer. Your choice.
- Includes accompanied viewings up to three viewing blocks.

Rightmove and Zoopla listings are not currently included. KeyMoment does not list on the major portals, so a property advertised with us is not shown on Rightmove or Zoopla. Instead your property is marketed through the channels listed above, and the fee stays a flat £500 with no portal surcharge.

KeyMoment does not currently list on Rightmove or Zoopla. Properties are marketed direct through the KeyMoment site, our registered applicant alerts list, and social channels. This is why the fee is a flat £500 with no portal surcharge.
KeyMoment does not hold rent, deposits or any other client money. Rent and the tenancy deposit are paid directly to you. Because we hold no client money, Client Money Protection scheme membership is not required. We provide a deposit protection checklist and confirm the steps have been completed.

Photography, listing and direct marketing to our applicant alerts list, then accompanied viewing sessions arranged around demand.

Applicants presented in your portal
Referenced applicants, viewing feedback and supporting documents appear in your portal for your decision.

Tenancy setup and handover
We complete the agreed tenancy setup, then hand the property back to you for ongoing management.

You will be dealing with Joe Norman, founder of KeyMoment, from first enquiry through to move-in.
We are a small, independent tenant find agency covering Sunderland, Newcastle, Gateshead, South Tyneside, North Tyneside and Durham. You deal with the same person from first enquiry to move-in — no call centre and no handover between departments.
