How we reference
Since Section 21 was abolished, removing a tenant who stops paying takes months. Choosing the right applicant matters more than finding a lot of them. Every applicant is assessed the same way.

We arrange and pay for full referencing. If a referenced applicant fails or withdraws, we re market at no additional cost and reference the next applicant at our expense. You are never charged twice for the same let.

Meet Joe Norman
Joe Norman — Founder, KeyMoment
Joe founded KeyMoment after years working with property and compliance across the North East, from Sunderland and Washington through Newcastle, Gateshead and Durham. That background covers the parts of letting that landlords most often get caught out by: gas and electrical safety evidence, EPC requirements, Right to Rent checks, deposit protection deadlines and local selective licensing rules.
KeyMoment was built around a simple idea — a fixed £500 Tenant Find fee, a documented process, and a landlord who keeps the final decision on every applicant. Joe handles enquiries and appraisals personally, so landlords deal with the same person from first contact to move-in.
