Tenant Find
Prepare and market your property, coordinate enquiries and viewings, manage applications and arrange referencing. You select the applicant.
KeyMoment completes the agreed tenancy setup and hands the property back to you for ongoing management. An applicant who has completed the agreed referencing process is presented to you for a final decision.
Payment terms
£250 on instruction, £250 when the tenancy is signed. Nothing else to pay. If we have not produced a referenced applicant within 30 days of your property going live, the first £250 is refunded in full, or carried forward to a future instruction if you prefer. Your choice.
Before we accept any instruction we issue written Terms of Business setting out the full scope, what happens if no suitable applicant is found, and your cancellation rights. Nothing is payable until you have those terms.
Fee terms
- £500 fixed fee.
- No VAT currently charged.
- £250 payable on instruction, £250 payable when the tenancy is signed.

KeyMoment may refer landlords to Sunderland Landlord Compliance for compliance services. The two businesses share a common interest. Landlords are under no obligation to use any business we refer them to and are free to use any provider they choose. We will tell you about this connection in writing before any referral is made.

KeyMoment does not currently list on Rightmove or Zoopla. Properties are marketed direct through the KeyMoment site, our registered applicant alerts list, and social channels. This is why the fee is a flat £500 with no portal surcharge.
KeyMoment does not hold rent, deposits or any other client money. Rent and the tenancy deposit are paid directly to you. Because we hold no client money, Client Money Protection scheme membership is not required. We provide a deposit protection checklist and confirm the steps have been completed.
If things do not go to plan
- If you decline every applicant we present, we will continue marketing at no further cost until the agreed marketing period ends.
- If an applicant withdraws after referencing but before signing, we resume marketing at no further cost.
- The second £250 is payable only when a tenancy is signed.
